The practical choice for desert garages
Flake floors are the most popular option we install here, and for good reason. Wind carries fine sand into every garage. On a solid gloss floor, a light dusting shows up within a day. On a full broadcast chip floor, the same dust practically disappears into the pattern. Tire marks, small scuffs and the inevitable drip from the pool equipment blend in too. For owners who split their time between homes, a forgiving floor that still looks tidy after weeks away is a big plus.
How a flake floor is built
Preparation
We diamond grind the slab, fill cracks and patch chips so the base bonds tightly to clean concrete.
Base coat and broadcast
A pigmented base is rolled on, and while it is wet we toss vinyl flakes until the floor is covered completely. Full coverage gives the most durable, uniform result.
Scrape and topcoat
After curing we scrape loose chips, vacuum and apply a clear topcoat. A polyaspartic top resists UV and heat better than standard epoxy, so it is our usual recommendation for garages that face the afternoon sun.
Colors that fit the desert
Earth tones are favorites here. Blends of tan, cream, terracotta and brown echo stucco walls and the mountains behind town. Gray and white mixes suit modern homes with clean lines. Darker blends hide more dirt but absorb heat, so in a garage that bakes all afternoon we usually suggest a mid-tone. We bring sample boards so you can see them in your own light.
Chip size and texture
Larger chips give a bold, stone-like pattern. Smaller chips create a finer, granite look. Texture can be adjusted with the topcoat: more grip for wet areas, smoother for easy sweeping.
Beyond the garage
Flake floors work well on covered patios, laundry rooms, golf cart garages, workshops and casita entries. Outdoors, a UV-stable top keeps colors from fading in the sun.

Manufactured home sheds and carports
Residents in manufactured home communities often have small sheds, carports or workshop pads beside the home. A flake coating turns these into clean, finished spaces for tools, crafts and storage. Because they are small, many are completed in a single day, and HOA-friendly colors are easy to choose.
Pet-friendly floors
Dogs often stay in a cooled garage during the hottest hours. A textured flake floor gives paws good grip, resists scratches and cleans up quickly after accidents. Rubber mats can be added for a comfortable resting spot.
Long-term value
Flake floors protect the slab from stains and wear, improve the look of the garage for resale and need minimal maintenance. With a quality topcoat, many floors look good for well over a decade.
Returning after a long summer away
Part-time residents often lock up in May and return in October to a garage coated with a fine film of dust that crept in under the weather stripping. On flake floors, a leaf blower and a single damp mop pass are usually all it takes to make the space presentable again. Our clients tell us that first-day cleanup is one of their favorite benefits of the chip finish.
Matching HOA rules
Some gated communities have guidelines on visible finishes, including the garage floor seen from the street when the door is open. We provide samples and spec sheets for HOA review when needed, and our neutral desert blends usually meet approval easily.
We also offer partial broadcast for a lighter, speckled look, though for garages full coverage remains the most durable choice.
Ask about cove bases, which carry the flake a few inches up the wall for a seamless, easy-to-clean edge.
